It's inevitable that when you buy an apartment not everything will be perfect.
If you must buy new, then avoid $2 shell companies and the risk of phoenix activity.
Instead, stick to reputable developers that have been around for the long term - through several cycles - as they'll then still be around to remedy any issues arising.
