Rents reaccelerating as immigration picks up

Cotality released its Monthly Housing Market Chart Pack, which showed dwelling prices rising by 1.8 per cent over the 3 months to August 2025, as momentum continues to build in the property market.

Over the year, prices were 4.1 per cent higher, with relatively strong gains of late in Brisbane, Perth, Adelaide, and Darwin. 

There were two notable charts this month.

Firstly, total stock listings are incredibly tight, at more than 20 per cent below the average for this time of year.

And, secondly, the growth in rents has begun to reaccelerate, presumably in line with higher immigration.

The more affordable end of the market is likely to outperform, as the ALP introduces its 5 per cent deposit scheme for first homebuyers from 1 October.
