Population pressures
Rental vacancy rates have been falling and the growth in rents has been reaccelerating in 2025.
Today, the ABS released the latest arrivals and departures figures, which might provide some clues as to why.
There were 2,068,460 arrivals into Australia in July 2025, an increase of 7.4 per cent from a year earlier.
July is typically a seasonally big month for permanent and long-term arrivals into Australia, and so it proved with some 120,000 arrivals recorded for the month.
With other world economies faring a bit less well from an unemployment perspective, permanent and long-term departures from Australia declined a little from a year earlier.
On a net basis there were 460,000 permanent and long-term arrivals into Australia over the year, a figure that's been accelerating throughout 2025 and is the highest in 12 months.
Short-term visitor arrivals were also 12.8 per cent higher than a year earlier.
In summary, it looks as though net immigration is most likely increasing again.
The government has increased the planned international student intake to 295,000 for 2026, so it's unlikely that population pressures will be ending any time soon.
