Property market turnaround in 2025

Preliminary auction clearance rates were fairly steady again at the weekend, with a slight lift in Sydney to 71.4 per cent according to CoreLogic. 

The word on the ground in Melbourne seems to be that things are picking up now...

And in Sydney, auctioneer Tom Panos sold 12 of 13 auctions held under the hammer on Saturday.

He listed half a dozen reasons why he believes the market will lift in Sydney in 2025.

In particular, he notes that well-located established units will fly, because prices are below build cost, leading to a heavily undersupplied market. 

High population growth, tradies charging $1,000 per day, high construction costs making unit development unviable, new infrastructure, and availability of finance are all tailwinds for Sydney property this year.

Historically, Sydney has led the housing market cycle out of downturns, with other cities and the regions following.
