Faster, faster...Rents accelerate again

Domain released its latest rental market report, showing an acceleration in unit rents, up by +3.3 per cent over the March quarter in the capital cities. 

The accelerations has been more of a capital city story, than across regional markets now. 

Noted Domain:

"Australia’s rental market experienced a reacceleration of rental growth over the first quarter of 2024, leading to further record asking rents. 

Combined capital house rents surged 5% over the quarter – the steepest quarterly gain in 17 years and the second-highest on record."

Rents for units in Brisbane are up 18 per cent over the year, while rents for units in Perth were up by more than 22 per cent.

Rents for units absolutely blasted higher in Perth, Melbourne, and Brisbane over the March quarter, at 20 per cent plus annualised rates. 

No slowdown here...


House rents accelerated even harder, increasing by +5 per cent in the capital cities over the March quarter, driven by very rapid increases in Adelaide, Perth, and to a lesser degree Melbourne, Brisbane, and Sydney. 

For houses, rents were up by more than +18 per cent in Perth, and were up by +14 per cent in Melbourne, Sydney, and Adelaide.

There's little chance of any monetary easing in this environment, and rate cut expectations have been pushed out until the final quarter of 2024.

In the US overnight, core inflation came in hotter than market expectations in March at +0.4 per cent, so higher for longer is definitely an ongoing theme.

Housing starts slump continues, 38k only

Dwelling starts remain at crawl speed

More housing projects are beginning to stall now, with over 37,000 dwellings approved but not yet commenced as at the end of the December 2023 quarter. 


There's still a high number of dwellings officially under construction, although detached houses had fallen from 105,000 to 89,000 by December 2023, and are probably under 80,000 today. 

I wouldn't be surprised if many of the apartment projects are progressing at a snail's pace from here, either. 


Dwelling starts continued to be abysmal, at only 38,000 for a second consecutive quarter, on a seasonally adjusted basis. 

Apartment and townhouse commencements are weakening significantly in all three of the most populated states. 


Completions fell slightly, down by 1 per cent in the December quarter to 43,000. 

Completions are running at a respectable enough level, albeit not nearly at a high enough level for record high population growth. 


Overall, pretty dire, despite the high number of dwellings still to be completed. 

Looking ahead, the pipeline is increasingly set to thin out in 2025 and beyond.

Costs pressures easing as economic outlook softens (record low rental vacancies)

Cost pressures ease

More fairly soft results from the NAB Business Survey, for both business conditions and confidence. 


Some good news for the central bank here, with cost pressures easing almost across the board, albeit from an elevated level.


Look ahead, retail confidence is markedly low, and the index for forward orders remains in negative territory.

Meanwhile, the latest rental vacancies index from PropTrack shows vacancies remaining at record lows across most capital cities (except for Canberra and Darwin, basically).

The number of rental vacancies has plunged by 55 per cent since March 2020, with little sign of respite on the horizon for the time being.

New home lending remains at record lows

New home lending stalls

Lending for housing increased a little in February, up by by +1.6 per cent, driven by renewed strength in New South Wales, though this did follow on from larger declines over the preceding two months.

Lending to owner-occupiers was +9 per cent higher than a year ago, and lending to first homebuyers was up solidly by +21 per cent year-on-year, as first-timers push to escape the chronically tight rental market. 

Investor lending was also +22 per cent higher than a year earlier, following another solid increase over the month. 

That said, many investors are also now selling up, as the cashflow doesn't work for them any longer, and naturally this isn't helping the rental supply at all. 

Unfortunately, lending for construction continues to tank, with lending assessment buffers still tight and construction costs far too high for most new projects to make sense. 

Financing to buy new homes is off the lows but overall, as highlighted by the HIA, lending for the purchase and construction of new homes is still hovering at around record lows, despite the population of Australia rocketing higher. 

The HIA explains that the drop has been driven by marked declines New South Wales and Victoria, as also reflected in plummeting building approvals for new apartment projects in the states:

The one notable exception is Western Australia, where lending for new homes and construction is booming back to life.

Overall, this was disheartening news for anyone seeking a rental, or indeed anywhere to live right now. 

This is now in part now a policy choice, since the regulatory lending assessment buffer of 300 basis points has long since passed its use-by debt, with mortgage rates expected to fall, and household debt to income ratios also in decline.

US labor market refuses to yield (Canada hits the skids)

Canadian unemployment breaks

There's been plenty of evidence of a softening labor market in the US, including an increase in tech layoffs and rising initial jobless claims, for example.

Yet the Bureau of Labor Statistics continues to report figures surprising to the upside, with the March nonfarm payrolls data showing a very solid increase of +303,000, well ahead of market expectations. 

There were also some small upwards revisions to previous months.


The unemployment rate is off the lows and arguably trending higher, but still remained below 4 per cent for the 26th month in a row, the longest such streak in my lifetime. 


Average hourly earnings increased +0.3 per cent over the month to be +4.1 per cent higher over the year (down from +4.3 per cent in the previous month).

Jimmy Foster charted the figures here, which shows that the year-on-year growth has continued to slow from +6 per cent toward +4 per cent. 


The final graph bodes well for the desired 'soft landing' scenario, but with strong hiring there's no urgency to deliver interest rate cuts here. 

Markets are now only pricing a June interest rate cut from the Federal Reserve as an each-way bet, with a cut not fully priced in until September.

One cautionary note came out of Canada, however, where the unemployment rate has suddenly soared alarmingly to 6.1 per cent.

Like Canada, Australia is also increasing its population at an unprecedented rate into a softening economy, and without warning we may also see a rapid deterioration in the unemployment figures.

The AFR reported that insurance premiums are up 56 per cent, while this CBA graphic also shows the massive increase in homebuilding costs.

This hasn't been the worst of it, though, over the past decade or two!

The safest financial advice you'll get all week is try to kick the smoking habit if you can...it will cost you around $15,000 a year otherwise at today's heavily taxed prices.
