Mining boom continues to deliver

Exports softened in February

Australia's trade surplus for goods retreated by $2.8 billion in February.

Exports fell -2.2 per cent, largely due to softening iron ore prices, plus some Cyclone Lincoln disruption, while imports rose +4.8 per cent, having rebounded strongly since last November. 


It's quite likely that commodity prices will ease further from here, but it's worth taking a step back to acknowledge the sheer scale of the resources boom windfall Australia has taken in over the past 20 years.

Gold exports are now quietly making record highs, while iron ore prices will continue to roll over, and the extraordinary spike in coal and gas revenues are reverting lower. 


Over the past year, Western Australia ($261 billion) and Queensland ($116 billion) have reported phenomenally strong goods trade exports, largely comprised of iron ore, natural gas, coals, gold, and other minerals. 

There is also significant coal mining in New South Wales, and copper/silver/gold mining in South Australia, as well as some large gas projects in the Northern Territory to take into account. 


People seem to all too easily forget how clearly mining and resources have facilitated Australia's enormous increase in wealth over the past two decades, effectively helping to fund trade deficits in the most populated states.

On the subject of household wealth, a good deal of Australia's mining income and wealth continues to be parlayed into well-located residential land, with prices per square metre continuing to rise, as reported by Domain.

Sydney, Perth, and Adelaide have all reported strong recent gains on a per square metre basis.

High land prices per square metre will make Sydney relatively far less suitable than Melbourne and Brisbane for the nascent Build to Rent sector. 

Domain's reporting also seems to imply that most of the distressed mortgagors have already sold up in 2023, with distressed listings apparently falling across the board over recent months.

Dwelling approvals sink to decade lows

Building approvals sink

The value of new residential building approved in February fell by nearly -20 per cent. 

Land taxes, red tape, higher interest rates, tight lending assessment buffers, rising construction costs, and next surging rates are all working together to stymy new housing supply.


Attached dwelling approvals fell by -25 per cent in February on a seasonally adjusted basis, and are trending quite sharply lower in Greater Sydney, Melbourne, and now Brisbane.

Only the Gold Coast really seems to be thriving for new unit supply, driven by premium developments, highly sought-after water views, and a proliferation of downsizers and cash buyers. 


For detached housing, Perth alone is booming, and Melbourne at least appears to have put in a bottom for the cycle now.


Overall it was another pretty miserable month, with only around 12,500 dwellings approved nationwide, and the downtrend appears to be picking up some pace. 

Overall, only 162,000 dwellings have been approved over the past year, the lowest level in 131 months.


After accounting for demolitions, this is obviously nowhere near enough.

Next up in the Budget the government will likely announce further details on tax incentives for real estate developers and managers with tens of billions of dollars in assets under management to build large build-to-rent towers for the income streams (perhaps also to be funded in part through superannuation funds). 

Corporate landlord-developers are finding Melbourne the most fruitful place to get BTR projects approved, then south-east Queensland.

Sydney appears to be far less amenable for corporate-owned residential towers - land values are higher, and the planning restrictions around the space seem far tighter.

In other news, it was heartening to see inflation in the Eurozone fall to 2.4 per cent in March, while the UK is also down sharply to 3.4 per cent in February (from 4 per cent in the preceding month).

Temp visas blow through 2.8 million

Record temp visas...and students

Temporary visas on issue blazed through 2.8 million in February.

The total was a record high of 2,813,732.


Student visas for international students also increased even further to an a;;-time high of 713,144.

The government is now acting with some urgency to reject more student visa applications, so visas granted will begin to drop off soon. 

But it takes time to turn these things around, and for now it's more record highs.

The fastest growing population hubs are now the inner cities as the students fill up the available rentals.

Inflation hits 2-year low at 3.8pc

Inflation flat over recent months

Melbourne Institute's inflation gauge has recorded headline inflation of -0.1 per cent for February, and +0.1 per cent for March...basically flat over two months.

The core inflation reading hasn't yet made it back down the desired levels, but over the year headline inflation declined to the lowest level in 23 months at 3.8 per cent (from 4 per cent in the preceding month).

Job advertisements also fell -1 per cent last month to be down -10.6 per cent from a year earlier, according to ANZ-Indeed.

Job ads are thus above pre-pandemic levels, but not actually by all that much now when you consider the growth in the Aussie population and the labour force over that time (and the economy wasn't in all that good a shape in early 2020 in any case).  

This is all in keeping with the generally softening trend in the economy observed by the Reserve Bank of Australia, and the latest monthly Board Minutes reflected a generally less hawkish tone.

Gareth Aird of CBA sees the first interest rate cut occurring in September 2024, with 75 basis points of cuts penciled in accordingly for the 2024 calendar year.

SQM Research recorded a rise in total property listings in March, driven by Sydney and Melbourne.

Overall, total listings at about 250,000 remain pretty tight, and certainly well down on the 375,000 or so we saw in 2012, at a time when the population was still a good deal smaller.

CoreLogic Home Value Index rises 1.6pc in March quarter, adding around $12k to dwelling values

Dwelling values rise

CoreLogic released its latest housing price figures. which showed further solid increases for the March quarter:

CoreLogic found that overall, housing markets have shaken off interest rate rises to record solid gains over the past year of +9.7 per cent for the capital cities, and +6 per cent for the combined regional markets.
 
Rents also accelerated, adding +2.8 per cent for the March quarter, which was the fastest increase since the 3 months to May 2022 (+2.9 per cent).

There's a bit of a seasonal element to this, but overall rents are recording large increases in Perth, Brisbane, Adelaide, Melbourne, and Sydney:

Separately, Australia's ASX 200 is trading at a record level of above 7,900.

This is great news for super funds, and Australia's household wealth will notch another record high in the first quarter of 2024 at around $16 trillion.
