Investors drive lending higher

Investors firing up

Lending capacities have been hugely curtailed over recent years by a combination of rising interest rates and APRA's 3 percentage points lending assessment buffer.

Commonwealth Bank's results this week showed, however, that the average loan size increased by around 10 per cent to $490,000 across the year to June 2025. 

The reason for this is lower income earning households have been locked out of the market, while the share of loans going to households earning $200,000 has continued to escalate.

The ABS released the latest lending figures for the June quarter this week, which showed a 2 per cent increase in the value of loan commitments over the quarter.

The increase was driven by investment loans rising, which rose by 3½ per cent, following two quarters of lower lending volumes.

With interest rates falling in Q3, lending volumes should accelerate in the second half of 2026.
